Rental properties don’t always need a complete repaint.

Quite often, the property is generally in good condition but there are areas that need attention after maintenance work, repairs or a change of tenants. This can include damaged walls, holes left after electrical or plumbing work, marks and wear, or individual walls and rooms that need repainting.

Repairing Damaged Surfaces

Rental properties often develop all sorts of small areas of damage over time. It isn’t always necessary to repaint an entire property — sometimes the priority is simply repairing damaged areas properly and leaving them neat and presentable again.

This can include damaged plasterboard, chips and dents, old fixing holes, damaged corners, window reveals and window sills, as well as areas where the existing coating has failed or been damaged.

Window sills in particular can take quite a bit of wear over the years. Loose or damaged material needs to be removed first, followed by the appropriate repairs, preparation and priming before repainting.

Good preparation is the important part. Simply painting over damaged surfaces rarely produces a lasting or tidy result.

Partial Repainting Can Be a Practical Option

Not every rental property needs to be completely repainted between tenants.

Sometimes only one bedroom, a hallway, several walls, doors or trims are showing significant wear. In these situations, a partial repaint can be a much more practical and economical option.

Where the existing paint colour and condition allow, I can repaint individual walls or selected areas rather than unnecessarily painting the entire property.

This is particularly useful for landlords and property managers who want to keep a rental looking presentable while controlling maintenance costs.

Repairs After Other Trades

Plumbers, electricians, air-conditioning technicians and other trades sometimes need to cut into walls to complete repairs or install new services.

Their job may be finished, but the wall isn't.

I can take care of the painting side afterwards, including patching suitable wall openings, preparing the repaired surfaces, spot priming where required and repainting the affected wall.

Wall repairs don't necessarily mean repainting an entire property.

Preparation Makes the Difference

Painting over damage doesn't fix it.

Proper preparation is an important part of getting a clean finished result. Repairs need to be made solid, filled correctly, sanded smooth and primed where required before the finish coats are applied.

This is particularly important with larger repairs, where poor preparation can leave obvious edges, uneven surfaces or patches visible through the finished paint.

Taking the time to prepare the surface properly makes a significant difference to the final result.
